By booking our home, you agree to abide by our house rules. You will not be eligible for a refund if we cancel your reservation because you do not comply with our house rules.
Parties: Special Events are permitted with HOST approval- there is an additional fee per guest over 10 guests. Please let the hosts know of the event you are having. Please respect the property. Guests are not allowed to use glitter, confetti, or any other sort of decoration that will make clean up difficult for the cleaning team. Guest may not tape anything to our walls, ceilings, or woodwork.
While spacious and room between homes, this is a residential property, parties and loud noises are strictly prohibited. To ensure this rule, we do have EXTERIOR cameras/noise detectors. IF the NO party rule is violated there will be a charge of $500.
The number of guests booked on the reservation is the head count allowed on the premises. We do however understand that plans change and need to be adjusted. If you are adding people to your reservation, the maximum number allowed in our house is 10 max. Please write to us at least 48-hours before check-in of the updated guest count and we can assist you to make the Booking Modification on the Airbnb platform.
Quiet Hours: Quiet hours are from 9:00pm to 9:00am daily. Please keep any noise that can be heard outside the house to a minimum during this time to respect our neighbors and other guests.
Pond & Hot Tub: This property has a pond and that does not have barriers so supervision is required.
The hot tub and pond are NOT monitored. Guests enter & enjoy at their own risk. No diving in shallow water. Children under four must wear swimming vests.
Swimming aids and water toys, such as pool noodles, water wings and inflatable water rings, do not prevent drowning. Please use caution.
Please do not use glasses outside by the pond or in the hot tub for safety reasons.
NO Indoor Smoking – The NO smoking rule includes, cigarettes, vaping, marijuana. If a violation of this rule occurs a fee of $250 will be charged.
Please respect our neighbors, keep quiet to ensure a peaceful community for all.
Commercial photography/videography without written consent, Illegal activity, prostitution, and possession of firearms is strictly prohibited.
Wifi: The A Frame is equipped with complimentary high-speed internet. The network name and password will be sent to you prior to arrival.
Guests take full responsibility for damages, injury, or loss that occur on the premises and its facilities. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.
Never leave children unsupervised at our property without any adults.
Guests are fully responsible for the safety and security of their children at all times.
Never leave pets unsupervised at our property without kenneling them or without adults present. Guests are fully responsible for the safety and security of their pets at all times.
Fallen tree children’s playground: There is a fallen tree play ground on the property. You may utilize these features at your own risk. All children must be supervised. The owner(s) take NO responsibility of any injuries that occur in the play area/space.
Please do not use glasses outside by the play area/space for safety reasons.
Pet Policy: We love pets! We also love our furniture and our hardwood floors! Our home is full of unique pieces that have been carefully curated. An initial fee of $100 is charged for pets. If your pet damages anything, such as woodwork, furniture, rugs etc. There will be an additional charge of $150 per incident. Please clean up all pet feces and dispose in exterior garbage cans. If pet feces is not cleaned up after a fee of $100 will be charged.
We are sure your furry friends will be angels, but just in case!
Toilets: Our house is on a septic system and please limit anything flushed only to toilet paper. Please do not flush sanitary items, wet wipes (even if it says flushable) or anything else besides toilet paper. Failure to adhere to these rules and if we need to call for maintenance because of failure to follow these rules will be charged back to guests.
Wildlife: The A Frame is located in a wooded area and you might see wildlife. We ask that no one on site feeds the wildlife. We suggest that you do not attempt to approach any wildlife.
Trespassing: Please be sure to stay on our property and do not trespass on any neighbor’s property.
We provide enough consumable amenities, like toilet paper and paper towels, to get guests set up. Once these amenities are exhausted it is up to the guest to replenish as they see fit.
Human Kindness: We definitely included as many amenities that we thought we would like to have during a short term stay. Please be kind with our supply, toiletries, kitchen and cleaning supplies are there for use during your stay. These items like where they live, so please don’t take any extras home.
If you choose to book as a guest at Parker Reserve, you are acknowledging and agreeing to abide by all the above House Rules.
